Draught Stopping Maungaraki

Draughts can lead to lower temperatures in houses. A damp house will cost more to heat, resulting in wasted money and energy.

If a draught can be felt from unreasonable gaps or holes the area requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or the air is clear out of a hole or gap that is, it is probably a gap or an opening that requirements sealing in the way you can. Large gaps and cracks should be stopped permanently. The gaps that exceed 3mm that let air into or out of your house require to be sealed. For example, if an open fireplace isn’t in use it can cause draughts and should be shut off. Property managers and landlords are accountable for ensuring that such draughts are squelched as far as possible.

There is no need to block up intentional gaps or holes in the building. For example, tiny gaps around doors and windows may be required to allow movement of the structure as the house warms and cools so that they are able to be closed and opened instead of instead of being stuck. We will check all doors and windows as part of an Healthy Homes assessment of your rental property.

The proper heating equipment is important for well-being homes

Heating Maungaraki

Rental properties in Maungaraki require a reliable source of heat that can warm the principal or the biggest living room to at least 18degC, even during the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat needs that it be permanently fixed (i.e. not portable), at minimum 1.5 kW in heating capacity, and meet the minimum capacity for heating required in the living area. A Heating Assessment Tool could be used to check if the fixed heater(s) are adequate or whether you will require to top up with a new heater. Open fires as well as unflued combustion heaters, such as the portable LPG bottle heaters aren’t considered acceptable heating options for The Healthy Homes Standard.

If the heating you offer is electric heating or heat pump it must be equipped with the thermostat. This will make the heating more consistent and efficient. For the majority of houses, bigger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are required. In certain situations, such as small apartments small apartments, a smaller electric fixed heater could be enough.

If your living space is already equipped with a fixed heating source, such as a heat pump, then it could require some additional energy to meet the standards. Some types of heaters can’t be used to achieve the standard since they’re either costly, not affordable to run, or unsafe to operate.

Ventilation Maungaraki

Each liveable space in a rental property has to have at least one opening window or exterior door to offer natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms should be equipped with an externally vented extractor fan that can remove moisture.

This ventilation standard is about recognising that dried air can be much easier to heat and an apartment that is well-ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces like the hallways are not liveable and therefore are not require an opening door or window.

Each door, window or Skylight needs to be able to open up to the outside, but remain fixed in an open position to allow for fresh air circulation and ventilation.

Bathrooms, kitchens, as well as any other space in your home with a bath, shower or cooktop, or any other water-generating appliance will need proper extractor fan systems that can be vented out to the outside. This Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces with the right extractor fan in areas with high moisture.

Insulation Maungaraki

The insulation of the ceiling and underfloor is required to all rental houses since July 1, 2019. Property managers and landlords have to ensure that the insulation is up to the new quality. In some cases, old ceiling insulation as well as insulation within the subfloor space may need to be topped up or replaced.

A well-insulated house will reduce the risk of condensation and lower the chance of mould and damp, and it will make more easy to the household to keep the heat.

Insulation requirements to meet the R-values for your area

The "R" is a symbol for thermal resistance and is a gauge of how well the insulation is able to resist heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Maungaraki Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the interior of the building; you have to ensure there is somewhere for rain, surface or ground water, and to prevent it from getting inside. When it comes to moisture and damp it is often not apparent that it could be a huge problem that can cause the property to suffer and affecting your tenant’s health.

Rental properties must be equipped with efficient drainage to eliminate rainwater, storm water and groundwater, with an appropriate outfall or runoff. Making sure that water is able to go and that it isn’t allowed to remain beneath structures is a crucial aspect of maintaining your property’s dry.

In addition to a drainage system to prevent water ingress, if the apartment has an enclosed gap between your floor and the soil, a ground-water barrier must be constructed if it’s reasonably practicable to install it.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground to stop any moisture that is present in the ground from rising into the structure. It also helps prevent moisture damage to the underfloor insulation.
